What is Reverse?

A Reverse Mortgage Can Help You Live Better

Thanks to modern medicine and healthier lifestyles, we are all living longer than ever before. And as a result, we are able to maintain a higher quality of life and enjoy quality time with our loved ones for longer. However, there comes a time in our life when it becomes increasingly difficult to keep up with general expenses, manage day-to-day activities or to afford every-increasing health costs.

A reverse mortgage is a great option when your Social Security, pensions, cash or other types of income are simply not enough to afford your living expenses and health costs. At UMAX we specialize in educating you on how a responsible reverse mortgage can help provide additional cash flow to help pay for your general living expenses such as healthcare, updating your home, or simply reducing the amount you need to withdraw from your retirement account. In addition to helping you maintain your independence by allowing you to stay in your home longer, it can also help you enjoy a better quality of life.

What is a Reverse Mortgage?

A reverse mortgage is a loan available to homeowners, 62 years or older that allows you to convert part of the equity in your homes into cash.

How Does it Work?

The bank makes monthly payments to you based on a percentage of your accumulated home equity. Although you will need to continue making property tax and homeowners insurance payments, there are never any mortgage payments and you may elect to stop receiving the payments at anytime.

Who Can Qualify?

The qualifications for a reverse mortgage are simple:

  • Either you or your spouse must be 62 years or older
  • You must live in the property
  • You must meet the minimum equity, credit, and income requirements as determined by the lender

How Can I Use the Money?

You can use the money for anything you like such as supplementing your income, paying for health care expenses, paying off debt, improving your home, traveling, or just enjoying more discretionary income.

How Much Money Can I Get From My Home?

The amount varies by borrower and depends on:

  • Age of the youngest borrower or non-borrowing spouse
  • Current interest rate
  • Lesser of appraised value or the HECM FHA mortgage limit of $636,150 or the sales price
  • Initial Mortgage Insurance Premium
